All the availability of the Smartbox boxes is present in green in the calendar of the system managed directly by the Smartbox . For other types of boxes or if you have not been able to access the Smartbox extranet, we kindly ask you to complete the form , after having read and accepted the rules below and the cancellation policies on your gift box.

Our small hotel has only 14 rooms of which 4 are dedicated to the Smartbox, gift boxes and vouchers, 5 rooms are reserved for travel agencies and 5 for our regular customers.

In addition to the nights provided by the gift box, at least 1 additional nights is required (and 2 ore 3 nights for Bridges, Holidays and Venice Carnival). You can book extra night directly in our website , you will find the best Webrate :

Please read carefully the exact contents of the services offered, all conditions and cancellation policies present in your reservation. Your reservation cannot be annulled,c hanged or refunded.

The reservation for the same date may be given to friends or relatives, just communicate the new names and their personal email.

Reception at the hotel takes place exclusively between 5.00PM and 8.30PM . After 9PM the reservation will be considered a No Show. From 21.00 until 23.00 or from 2.00 pm to 5.00 pm it is possible to request the an afternoon or night but it is necessary to notify the Hotel (WITH MINIMUM NOTICE OF 10 DAYS BEFORE THE ARRIVAL DATE). The extra cost will be €30 for each additional hour requested. The hotel does not have luggage storage. In case of cancellation after the deadline, the reservation cannot be cancelled, modified or refunded, but the gift voucher for the same date can be given to friends or relatives, just communicate the new names and their personal email.

In the double rooms a maximum of two people can stay , if the members of the group or family are more numerous it will be necessary to add the necessary additional rooms, just book them on the site:

The hotel does not have a lift (not mandatory in three-star hotels by law) if you want rooms on the ground floor you will have to communicate it well in advance (at least 7 days in advance).

Not all rooms have a bidet , if necessary, communicate it to the property before arrival. 

Minors not accompanied by parents must bring a written authorization with the copy of the identity card of both front and back of the legal tutor.

Children till 1 year (maximum 1 child per room) stay free sharing parents bed only in superior room , upon written notice with an email, the cost of upgrade from standard room to the superior room is € 50,00 per night.

For children from 1 to 8 years (maximum 1 child per room) it is necessary to contact the hotel to obtain the only available triple room with a double bed in a superior room, plus sofa bed. It is also required the identity document of the child to deliver to our staff at check in. The additional cost for triple room is € 70,00 per day.

After 8 years you have to book an extra single room in our website:

If breakfast is not included in your stay, it will be possible to request it with a small supplement at check in (breakfast kit with kettle and packaged products) or we will show you one of the many fantastic pastry shops in the area.

It is allowed only one small dog per room (max 8 kg) it is required an additional of 70.00 Euros upon arrival for a sanitization of the room on departure. The small dog can’t stay alone in the room during your stay . In any case, the Hotel must be notified at the time of booking otherwise the reservation will not be guaranteed. Please note that in the municipality of Venice the passport for dogs is required and has become a must. The penalty will be a fine.Dogs are not allowed: in museums, churches, some restaurants, in stores, in public transports and it’s required a muzzle. For rental bike (also for free use provided by gift vouchers) is required strictly a credit card or a cash deposit of € 150,00 per bike for any damage; without these the service will not be garanteed.

The whole hotel and all rooms are “NO-SMOOKING ". You will be charged of 100.00 Euros for the extra cleaning. There is an outdoor "smoking corner".

Check out time : The day of departure the room and the hotel must be left within 10 AM. It is possible to postpone the check-out (by communicating it in advance), a supplement of € 20.00 will be requested for every extra hour.

Heating and air conditioning are available in the hotel according to government regulations.

ENTRANCE FEE TO VENICE: on some days, an access fee must be paid for access to Venice if you do not fall under the conditions that give you the right to exemption from payment. The contribution is not due from 4.00 pm to 8.30 am. To acquire the exemption title it is necessary to register and acquire the relevant exemption voucher.
